6 of the most popular places in the UK for first time buyers - and why people are choosing to live there

A mortgage and property expert has outlined six of the most popular spots for first-time buyers.
According to Sam Fox, the founder of UK Mortgage Centre, the North and the Midlands are home to the regions providing the best options for those buying their first home. But parts of the South East are also still cited as places where house-hunters can get their foot on the ladder.
Sam said: “2026 has already seen a surge in first-time buyers looking to get their foot on the ladder and there are a number of areas where they are finding they can boost their chances.
“Because affordability is still a huge challenge, many first-time buyers are prioritising clearer value for money, transport links for commuting, and strong local jobs markets.
"They’re also increasingly willing to look outside the big cities, seeking more space, better community environments and the chance to actually buy rather than rent for years. Areas with good rail links to major employment hubs, developing local economies and vibrant cultural scenes are proving especially attractive. Many buyers now balance lifestyle factors like green space, schools and quality of life with property cost.
“In 2026 we’re seeing that shift accelerate as people reassess where they want to live and work.”
Here, Sam shares six of the most popular areas of the UK for first time buyers.
Manchester, North West England
Manchester continues to be one of the top UK hotspots for first-time buyers, with a significant share of mortgage-backed purchases in the city.
Why? Manchester combines relative affordability with a strong job market and excellent transport infrastructure. Compared with many southern cities, average property prices still offer better entry points for new buyers. Regeneration and residential development across neighbourhoods provide a mix of housing types, from city flats to suburban homes. Commuters can easily reach surrounding employment hubs, which helps buyers prioritise work-life balance without sacrificing connectivity.
Sandwell, West Midlands
Sandwell has grown rapidly as a first-time buyer area in the Midlands, thanks to its affordability and access to Birmingham’s urban economy.
Why? The area’s lower average house prices make ownership far more attainable than in major urban cores. Buyers benefit from close-by job opportunities in Birmingham and strong rail and road links while enjoying suburban living and green spaces. Towns within Sandwell offer community-focused living with essential amenities, making them particularly attractive for young families and first movers.
Leicester/Oadby, East Midlands
Leicester has become a strong draw for first-time buyers, blending affordability with economic opportunity.
Why? With a more accessible housing market than many southern cities, Leicester offers a range of property types and strong local services. Its diverse economy, including logistics, manufacturing and services, supports employment growth. Nearby Oadby offers a quieter suburban alternative that appeals to buyers seeking a community feel and quality schools while staying close to city amenities.
Reading, South East/Berks
Reading remains a preferred choice for many first-time buyers who want a blend of job access and lifestyle.
Why? Although prices are higher than in some northern cities, Reading’s strong local employment (especially in tech and services) and fast rail links to London make it an appealing middle ground between work and quality of life. Buyers can access vibrant town centre amenities, leisure options and good schools, all important for those planning long-term residence.
Plymouth, South West
Plymouth is gaining traction with first-time buyers due to its coastal location and relative affordability.
Why? Coastal living combined with lower entry prices makes Plymouth attractive for lifestyle-oriented buyers. Employers in education, defence and services support a stable local economy, while proximity to beaches and countryside adds quality-of-life appeal. These lifestyle advantages, paired with better affordability than many urban centres, make it a strong contender.
Barnsley, South Yorkshire
In Yorkshire, Barnsley is emerging as a key first-time buyer location, thanks to its highly competitive house prices and strong commuter links.
Why? Barnsley consistently ranks among the most affordable places in Yorkshire for first-time buyers, with average prices substantially below national and even regional averages. This affordability is a major draw, particularly for buyers priced out of nearby cities such as Leeds or Sheffield. Its location between major urban centres also supports commuting, while local amenities and community atmosphere appeal to buyers wanting both convenience and value for money. The housing stock — notably traditional terraced and semi-detached homes — often suits first-time budgets and lifestyle needs, while good transport links encourage connectivity across the North.
